New leaseback properties to be built close to a lake in the French Alps will have as much appeal to buyers seeking a second home for summer holidays as those who want to enjoy winter sports in one of Europe’s top ski resorts.

That is the prediction of the MGM Group, the French mountain and lakeside property specialist which has announced plans to build a brand new residence de tourisme of 60 homes at Tignes Le Lac.

“The elevated position of the residence – to be named Le Telemark – means residents will enjoy panoramic views towards the Chevril Lake – a 600-metre walk away – and the surrounding mountains, as well as lots of sunshine for most of the apartments,” says Nathalie Turchet, MGM’s London-based UK sales manager.

She believes that the proximity of Tignes to the Vanoise National Park will make the residence a popular base for walking and hiking holidays during the summer months. A sailing centre is located nearby and an 18-hole golf course around the lake is within a 15 minute walk.

Other popular summer activities in the French Alps include climbing, fishing and horse-riding, as well as paragliding, hot air ballooning and white water rafting.

For winter sports enthusiasts, the Chaudannes and Les Paquis ski lifts are close to the proposed new ski-in, ski-out residence, giving direct access to the 300 km of slopes within the Espace Killy skiing area.

Ice diving, skating, husky rides and ice driving are among numerous other winter activities on offer in Tignes.

Shops, restaurants and other amenities will be within a five-minute walk of the residence. A free five-minute shuttle bus ride will link it with different areas of Tignes, providing easy access to an even larger variety of restaurants, bars, cafes and discos throughout the year.

Additional entertainment is provided by Le Lagon, a nearby sports centre with swimming pools, waterslides, a gymnasium, spa and wellness centre.

For MGM, which has been building in the French Alps for 45 years, Le Telemark is a landmark development; at an altitude of 2,100 metres, it will be the highest location at which the company has ever built.

During the past ten years, MGM has been committed to the removal of ugly ‘sixties- and ‘seventies-built accommodation blocks which Nathalie describes as “blots on the stunning Alpine landscape.” As with earlier developments in Tignes, built by MGM over a period of seven years, the company has opted for a more traditional chalet design for Le Telemark, with external finishes in natural local materials – timber and stone.

Construction work will get underway this summer with completion scheduled for December, 2009. Le Telemark will be run by the MGM Group’s specialist management company, La Compagnie de Gestion Hoteliere (CGH), which handles maintenance and letting of the residences built by the group.

Properties planned at Le Telemark range from 33 sq m one-bedroom apartments to five-bedroom, three-bathroom duplexes with a floor area of 118 sq m. All will have pine internal finishes with tiled and parquet floors. MGM’s approach to acoustic and thermal insulation means that the regulation standards will be exceeded.

Each home comes with cellar storage, a ski locker and underground parking.

Completion of Le Telemark will bring to more than 200 the number of new apartments built in Tignes by MGM in the past seven years. During the same period it has built in excess of 70 hotel rooms

Properties at Le Telemark are available for leaseback purchase only. Off-plan prices, which range from euros210,000 for a one-bedroom apartment to euros868,000 for a five-bedroom home, include VAT at 19.6 per cent which is waived under the leaseback scheme.
